Leave management for construction and real estate companies

Leave in a construction company runs on two calendars. Site staff can take longer breaks in the monsoon, when work slows, but hardly any leave in the months before a possession date. The sales team can rarely leave on weekends or launch days, yet has quiet weekdays. A good policy sets sensible quotas, steers when long leave is taken, keeps a minimum team at every site and gallery, and gives comp-off for Sunday work that actually gets used.

Leave types that suit site and sales staff

Most developers keep casual leave for short personal needs, sick leave, earned leave for planned breaks, and loss of pay when balances run out. ZeniaHR's defaults of CL 1 a month, EL 1.5 a month and SL 0.5 a month suit many builders, with accrual pro rata for engineers who join mid-project. Two rules matter more here than elsewhere. Casual leave carries a limit per application, often two or three days, so it is not stretched into long trips home, and earned leave needs notice so project managers can arrange cover before a pour or an inspection.

Check your policy against the statutory floor. Under the OSH Code leave rules, a worker who completes 180 days of work in a calendar year earns one day of paid leave for every 20 days worked, so a site supervisor who works 260 days earns 13 days. Carry forward is capped at 30 days, and the worker may ask for encashment of unused leave at the end of the year.

Plan leave around the monsoon and the possession date

Every site has a rhythm. From late June to September, rain stops concreting on many days, external work pauses and teams are larger than the work needs, which makes it the natural time for long earned leave. Many project managers ask engineers to plan home visits then. The months before a promised possession date are the opposite: finishing, snag lists and handover inspections need everyone. Weekend and launch-day rules for the sales team

A site sales executive on leave during a launch weekend costs the company walk-ins that do not come back. Many developers allow weekend leave for sales staff only with the sales manager's prior agreement and keep launch weekends and booking days such as Gudi Padwa, Akshaya Tritiya and Dussehra open for everyone. Weekday leave is easy to approve. Put a notice rule on earned leave so the sales manager sees requests weeks ahead, and ask CRM executives, whose work peaks with month-end demand letters and registrations, to plan leave in the first half of the month.

Comp-off for Sunday concreting and the sandwich rule

When an engineer spends a Sunday on a slab cast, the fair return is a comp-off credit granted by HR, with an expiry so it is used before the next busy spell. Sixty to ninety days is a practical window on site; longer windows pile up credits nobody can take. For sandwich leave, many builders pick the surround mode, where a weekend sitting between leave on Friday and Monday is charged too, while one leave day next to a weekly off is not. Decide whether holidays count like weekends and write it down, because site and sales staff will compare notes.
